Requirements:
Essential Qualifications & Experience
- Bachelor's degree in Finance, Economics, Accounting, Engineering or a related field.
- 3-5 years of relevant experience, preferably 4-5 years, in real estate investment, capital markets,
investment banking or real estate private equity.
- Experience with real estate investment or capital markets teams at international property
consultancies, investment banks or private equity firms.
- CFA Level 2 passed; CFA Level 3 candidates or charterholders are highly regarded.
- Advanced Excel and financial modelling skills, including the ability to build comprehensive, dynamic
financial models from scratch.
- Demonstrated experience preparing investment memorandums, financial analysis and investor
presentations.
- Sound understanding of investment valuation, deal structures, joint ventures, financing arrangements
and fund economics.
- Experience supporting investment transactions, due diligence and coordination with external advisers.
- Strong analytical, problem-solving and financial interpretation skills.
- Excellent written and spoken English communication skills.
- Ability to work independently, manage multiple priorities and collaborate effectively with international stakeholders across different time zones.
Preferred Qualifications
- Experience in the real estate markets of Australia, Japan or India.
- Exposure to fund administration, NAV reporting, capital accounts or Singapore VCC structures.
- Experience in real estate development, land investments or cross-border transactions.
- Familiarity with Argus, Think-cell, Python, SQL, Real Capital Analytics or CoStar.
- Knowledge of ESG, green building or debt structuring.
- Japanese or Hindi language skills would be an advantage.

About This Role
NexGenus Vietnam is seeking an experienced Financial Analyst - Real Estate Investments to support our international client, a Singapore-headquartered real estate private equity investment platform operating across India, Japan and Australia.
This role focuses on real estate investment analysis, financial modelling, transaction execution and portfolio monitoring. The successful candidate will work closely with the client's Founder and investment team, supporting the full investment lifecycle, from opportunity screening and financial underwriting to investment execution, fund administration and portfolio management.
This position offers exposure to international real estate investment transactions and cross-border investment structures.
Key Responsibilities:
1. Financial Modelling & Investment Analysis
- Develop and maintain detailed financial models for real estate investments, including development
projects, income-producing assets, value-add investments and joint ventures.
- Analyse cash flows, project costs, financing structures, investment returns and financial performance.
- Calculate key investment metrics, including IRR, MOIC, DSCR, LTV/LTC and other relevant return
measures.
- Conduct sensitivity analysis, scenario modelling and valuations using DCF, capitalisation rates and
comparable transactions.
- Review financial models, validate assumptions and identify potential investment risks.
2. Investment Research & Deal Screening
- Research real estate markets, investment trends, asset performance and potential opportunities
across India, Japan and Australia.
- Evaluate investment opportunities against established investment criteria.
- Conduct market research, financial analysis and benchmarking to support investment decisions.
- Maintain investment pipeline trackers and prepare preliminary investment assessments.
3. Investment Reports & Presentations
- Prepare investment memorandums, financial reports and presentations for investment committee
reviews.
- Develop investor presentations, deal summaries and supporting financial analysis.
- Present investment findings, key assumptions, financial returns and risk assessments clearly and
accurately.
- Support investor reporting, quarterly updates and due diligence documentation.
4. Transaction Coordination & Execution
- Support buy-side and sell-side real estate investment transactions, from initial evaluation through to completion.
- Coordinate transaction timelines, due diligence activities, documentation and follow-up actions.
- Work with external advisers, including legal, tax, valuation, technical and financial professionals.
- Assist in reviewing transaction terms, financial structures and investment documentation.
5. Fund Administration & Investment Structuring
- Support financial analysis relating to investment funds, joint ventures, co-investments and other
investment structures.
- Assist with fee calculations, capital accounts, investment distributions and waterfall models.
- Coordinate with fund administrators and professional advisers on financial reporting and fund-related
matters.
- Support the review and tracking of key fund agreements, investment terms and reporting obligations.
6. Portfolio Monitoring & Reporting
- Monitor investment performance against approved financial models and investment assumptions.
- Prepare periodic portfolio reports, financial dashboards and variance analysis.
- Update financial forecasts, valuations, and investment return projections.
- Identify financial risks and performance deviations and recommend appropriate follow-up actions.
